Question For Landlords

As of 19th May 2025, new rental laws came into effect with some of these new laws relating to ending a lease:

Landlords can no longer terminate for any reason during a periodic agreement or simply because it is the end of a fixed term agreement.

Landlords must provide a prescribed reason for terminating a lease and, in some circumstances, that reason must be accompanied by supporting evidence.

Rent can be increased once every 12 months for periodic leases, with at least 60 days’ written notice. For fixed-term leases longer than two years, the increase must be specified in the agreement.

If rent is overdue by more than 14 days, a termination notice can be issued with 14 days' notice. We work proactively with both landlords and tenants to resolve arrears efficiently and professionally.

While it’s not mandatory, landlord insurance is highly recommended. It offers protection against risks such as loss of rent, tenant damage, and legal liability.

You may conduct up to four routine inspections per year, provided you give at least 7 days’ written notice. We take care of scheduling and reporting so you're always informed.

We carry out a detailed final inspection, manage the bond return process, and handle any necessary follow-up, including claims for damage or unpaid rent if needed.

You are required to provide a property that’s safe, clean, and in good repair. This includes maintaining essential services, complying with safety regulations like smoke alarms, and lodging the rental bond appropriately.
