Before your tenancy begins, your landlord/property manager must inspect the property and record the condition of the premises on a signed ingoing condition report. As the tenant you must then inspect the premises and complete the tenant section of this condition report to confirm the condition of the various listed features. Your signed copy must be returned to the landlord/property manager within seven days of receiving it. You will retain a copy for yourself as a record, to be used at the end of the tenancy.
Under the terms and conditions of your residential tenancy agreement you may or may not be required to pay for water usage at your rental property. If your agreement states that you must pay for water, your landlord/property manager must indicate in the condition report whether the premises have the required water efficiency measures.
Your bond is security for the landlord if you damage the property. The bond payable is the equivalent of four weeks’ rent. Your bond will be lodged directly with Rental Bonds Online and this will be held until you vacate the property. If all is in order at the end of your tenancy, your landlord/property manager will finalise your refund once a final inspection has been conducted, and all rent and water usage has been paid up to the vacate date. You will also be required to pay a minimum of two weeks’ rent in advance at the start of the lease.
The amount of rent will be confirmed before you commence tenancy. Rent can be paid weekly, fortnightly or monthly and can be paid via direct debit or scheduled transfer.
Requests for all repairs and maintenance must be submitted in writing to your property manager, via email. These will be attended to as quickly as possible. For any urgent emergency repairs such as plumbing, electrical or dangerous structural issues, you must contact your property manager immediately. If they are unavailable, check your tenancy agreement for the details of a nominated tradesperson to contact, or call emergency services where necessary.
